Kristen and Scott Parisi, along with their two toddlers Finley and Everett, are planning to construct an additional dwelling at 19 Mondello Square. This project will involve converting the existing single family home built by Joe Mondello into a two-family home by adding a modular two-story colonial style home. This construction won’t alter the existing home for the initial phase of the project.

The new modular construction is proposed to be connected to the existing home by a ‘breezeway’, which is a shed or garage type storage unit, accessible to both the homes with doors and a semi-finished storage area for each home.

Scott, Kristen and the boys intend to live in the new modular build, while Scott’s mom Linn is planning to renovate the existing home after the completion of the new dwelling to allow for next-door living for the extended family.

This project requires a Special Permit from the Gloucester Zoning Board of Appeals to allow conversion of a single family to a two-family home. This permit is for the construction of the new dwelling, and there will be a separate ‘Phase 2’ for the renovation of the existing home, after ‘Phase 1’ of constructing the new dwelling is complete. ‘Phase 2’ may also include another Special Permit or Variance due to lot-specific features and zoning requirements.

ZBA Hearing expected to take place March 28th at 7pm at City Hall.
Site Prep, Utilities Permitting, and Foundation Prep will tentatively commence after the potential ZBA approval and paperwork filing.
While Site Prep is commencing, final design and construction of the modular unit will be happening simultaneously offsite at the modular facility. Site Prep and foundation work is proposed to be completed by local company BC Trucking & Excavating.
Installation of the modular units will happen sometime in summer 2024, assuming the project stays on schedule and all permits are procured (including ZBA application).

Delivery and assembly of units should take place in a single day (believe it or not!)
We have measured that they will fit down the street, and there will be a police detail on delivery day to ensure traffic flow. We may ask for flexibility of parking/moving cars on delivery day.
The house will come with many features pre-built, but final finishing will happen toward the end of summer after delivery (plumbing connections, kitchen, tile etc.).
The builder is a MA Contractor Supervisor and fully licensed and insured. He has built dozens of modular homes on the North Shore and Southern NH.

Our immediate neighbors at 18 (1&2), 17 and 15 Mondello Sq may be impacted by the need to bring in utilities such as water, gas, sewer and electricity. It is uncertain at this time where and how trenching may need to happen, but we will be open and communicative as this becomes more apparent during the permitting process.

Construction can be noisy at times, but we want to be great neighbors now and in the future. Please let us know if noise, parking, or any other side affects are disturbing your day-to-day needs. With the large area we have for parking, we don’t expect that to be an issue on the street at this time.

We hope this project to be completed by the end of summer. The second phase of home renovations of the existing home will commence after the first phase, and that could last a few months as well.

We will be creating a turn-around area in a similar location to the current parking/turn around area. Although this is private property, we are going to make it as easy as possible to turn around in the case you or guests need to utilize this space for turning around vehicles.

A little about the family:
Kristen is a nurse and a lifelong Gloucester resident. All of her grandparents grew up in town as well, and she has many Curcuru and Interrante cousins and family members in Gloucester.
Scott is an Analytics Developer at New Balance and also grew up in Gloucester. Scott spent many years working in the landscaping and plant industry before transitioning careers into IT.
Finley (3) and Everett (2) attend preschool locally at a family owned daycare, and are looking forward to attending school at East Veterans. They love playing in the yard and heading over to Cripple Cove playground.
Linn (Scott’s Mom) is also a lifelong Gloucester resident, with family going back through the Dogtown days and pre-Revolutionary war. She spends much of her time helping make Gloucester a great place to visit, and started the now city-run Discover Gloucester tourism organization.
